The St. George service area in brief

Shenandoah

Shenandoah is the largest of the census places now inside the city, with 19,292 residents and 8,031 housing units in 2020. Its median home was built in 1989, and 52% of its homes date from the 1970s or 1980s (Census ACS 2019-2023).

Inniswold

Inniswold is one of two older areas that lost residents over the last census decade, going from 6,180 in 2010 to 5,987 in 2020, though its median home is fairly recent, built in 1995 (Census).

For an Inniswold address, give the cross street and say whether the house sits on a slab or a raised floor, since the two are checked in different places.

Old Jefferson

Old Jefferson lies wholly inside the city limits and counted 7,339 residents in 2020. Its median home dates from 1989, with 40.2% of its houses built in the 1980s (Census ACS 2019-2023), and National Weather Service flood notes for the upper Amite River name Old Jefferson subdivisions among the areas affected at high water.

In Old Jefferson, mention any crawl space and when someone last went under the house. Crawl-space entry adds $75 to $150 to an inspection that otherwise runs $300 to $600.

Oak Hills Place

Oak Hills Place grew from 8,195 residents in 2010 to 9,239 in 2020, and its housing is among the newest in the city: the median home was built in 1998, and the 2000s were its busiest building decade, at 25.5% of homes (Census).

From Oak Hills Place, note any past water in the house and what was replaced afterwards, even if that repair looked complete at the time.

Village St. George

Village St. George counted 7,677 residents in 2020, up from 7,104 in 2010, and about 81.6% of the old census place lies inside today's city. Its median home dates from 1985, and 37.8% of its homes were built before 1980 (Census ACS 2019-2023).

Village St. George callers help most by describing where the smell is strongest and whether the air conditioning has been running normally.

Westminster

Westminster has the oldest housing of the established neighborhoods: 64.2% of its homes were built before 1980 (Census ACS 2019-2023). It also lost residents over the decade, from 3,008 in 2010 to 2,791 in 2020, and about 87.9% of the old census place lies inside the city.

For Westminster, mention the age of the roof, any ceiling stains and anything you have noticed around windows or exterior doors.

Corridors and creeks in the service area

The main roads through St. George carry offices, shops, rentals and the houses set back behind them, and the creeks carry the water when it rains hard. Both shape the mold calls that come from these parts of the city.

Highland Road and Perkins Road

Highland Road runs past Highland Road Community Park, 145.0 acres at 14024 Highland Road, where the ground sits at about 14 feet of elevation. National Weather Service notes for the Bayou Manchac Point gauge list homes along Highland Road and Burbank Drive among those that flood when the gauge reaches 16 feet. Perkins Rowe, off Perkins Road, is inside the city limits.

Jefferson Highway, Airline Highway, Siegen Lane and Bluebonnet

The City's planning summary places its commercial areas toward the west of the city, and in its land-use map commercial uses cover 5.3% of 33,262 mapped acres, against 37.0% for low-density housing. About 18% of housing units are in buildings with five or more apartments (Census ACS 2020-2024, city estimate).

Bayou Manchac, Ward Creek and Dawson Creek

Bayou Manchac is crossed by seven of the City's 66 municipal bridges and Claycut Bayou by twelve. Creek gauges in the city logged their highest crests on file in August 2016, Claycut Bayou at Antioch Road reaching 28.54 feet, while Dawson Creek at Bluebonnet still holds its high mark from Tropical Storm Allison in 2001, 22.79 feet.

Is the address inside the service area? How to check

1. Set the mailing address aside. Postal town names and ZIP codes were drawn for mail delivery, not for city limits, and plenty of St. George homes still get their post under an older town name.
2. Look the lot up on the city's own map. The City of St. George publishes its boundary, so a lot near the edge can be checked street by street.
3. Give the full street address on the call. The line checks it against the city limits before anything is booked.

How mold removal works at a St. George address

The line arranges the work; it does not send a crew of its own. Louisiana keeps assessment and remediation apart: La. R.S. 37:2158(A)(23) stops a mold firm from remediating a property it assessed, and from owning part of the company on the other side of that split. Every St. George job therefore follows the same order.

1. An independent assessment firm finds the moisture source, maps the growth and writes the scope.
2. A separate remediation contractor prices that written scope and carries out the removal under containment.
3. Someone other than the contractor checks the work areas afterwards, often with a clearance air test at $200 to $400.
